1> Case study: An enquiry from a client requiring an additional £30,000 to have a small extension added to their home. They had already been advised elsewhere to remortgage the home to a new lender and at the same time taking the extra amount. When full details of their circumstances were known, we advised them against this. The reasons for this were that firstly they had a penalty to pay if they redeemed their mortgage. Secondly the new rate being offered was inferior to the fixed rate they currently had. Finally they were incurring costs in arranging the new mortgage. We simply arranged a further advance for the clients with their existing lender on very favourable terms. It didn’t earn us much reward but was in the client’s best interests.
2> Case study: An enquiry came from a client who wanted to have an extension built to their property to assist their growing family, but a few financial problems had occurred recently that meant their existing lender wouldn’t offer further money and all lenders who would accept a mortgage application from them wanted very high rates of interest. They had an extremely competitive rate mortgage already in place. We advised them to leave their existing mortgage in place and we arranged very competitively priced finance on a second charge basis which was completed in 14 days.
3> Case study: An enquiry came from clients that wished to have their own home built. They had already been offered self build finance but this was to be paid to them in 5 stages, as each stage was completed, and at each stage further application and paperwork was required. We arranged finance for them, at a lower rate than they had been offered, again released in 5 stages BUT the stage payments were released to them at the start of each stage. This meant they did not have to spend their own money and then ask for it to be released and they were able to keep their builders happy and on site leading to the swiftest possible completion of the project.
